For Residents & Applicants

  • How do I apply for a rental? Applications are submitted online through their website. You can find the "submit my application" link under the "Schedule Viewing" button for any specific listing.

  • Where can I find property details (deposits, laundry, etc.)? All property-specific details, including security deposit amounts and amenities, are listed directly on their Available Rentals page.

  • How do I pay rent or request maintenance? VPM uses an Online Tenant Portal (via AppFolio) for rent payments. Maintenance requests are handled through Property Meld, which can also be accessed via their website.

  • What is the move-out process? Tenants should visit the tenant portal to submit a formal move-out request when their lease is nearing expiration.

For Property Owners

  • What services do we provide? VPM offers full-service management including professional marketing (high-end photography/video), tenant screening (credit/criminal checks), rent collection, and 24/7 maintenance coordination.

  • How do I track my investment? Owners have access to an Owner Portal to view monthly/yearly financial statements, lease agreements, and ACH payment schedules.

  • What is their service area? While they have a strong presence in Palm Springs and the Coachella Valley, they also manage properties in North San Diego County and Temecula.

  • Do they handle legal compliance? Yes, they use California Association of Realtor (CAR) forms and stay updated on local landlord-tenant laws, including new 2025 regulations regarding application fees and security deposit documentation.
